@Reggie Wright I am a wholesaler here in SM. @Mike Castellow is right you gotta know the town. One side of the highway is completely different than the other. 

I have a property in Lubbock TX under contract. This property will need a good property manager that can turn the property around. The current property manager is letting tenants "pay when they can" and keeps horrible books. Does anyone know of a good property manager in Lubbock?

@Joe Ruggiero get you an agent that is also an investor. If she or he is an investor then they will understand where you are coming from. 

I learned very little in real estate school. Once I got my license I followed around a few agents and my broker, that's where I learn almost everything. School can only teach you so much...
