San Marcos is a hard spot mainly because of the high property taxes. There are deals just harder to find. I look at the surrounding areas. Smaller towns etc.

Not that I am aware of. As far as the property taxes go I'm not sure in CA.

Hey Jimmy, not much to it! Make sure to hire a property management company or screen the tenants really well. The Property Management Company will give you an earnings report monthly and one at the end of the year that you would take to your CPA.

The deed transfer here in Texas is one piece of paper I believe. Real simple if the home is owned free and clear. 

If there is a mortgage I would do a sub-to.

That all sounds pretty complicated. I would just buy it from her for the remaining balance and if the property has equity which it sounds like it does. refi it and it is a nontaxable event and pay her the 30k then.

Yes, that is truly the only way. Find a remodeled home to base the ARV off of. Make sure they are close in size, year, bedroom count.
