@Chris Grenier You are not factoring in the $15,000 for rehab.

@Matt Jones The seller financing part makes the deal seem a lot better than it actually is. The cashflow just isn't there for me. $263 seems a little low. Now if there were any room for rent increase that is a different story. It really depends on your goals. 

@Chris Grenier it is always a good idea to factor in vacancy in to pump up those reserves up, especially when the cash flow is low. The cash on cash return isn't that high from where I am seeing it.

@Account Closed Good point about the vacancy difference in single family and multifamily. Single family are either 100% vacant or 100% full.

That's a great success story! I like how you did the "cash for keys" arrangement. Got rid of that pain for everyone. Great job!

Congrats, I hope your closing went well. I am very interested in Killeen. A bit scared, everything seems extremely cheap.

Starting a meet up for people interested in real estate investing in San Marcos. I have searched for San Marcos meet ups and have had no luck. I am no where near in a expert in real estate. However, I would like to start putting a Mastermind group together of experienced and inexperienced investors. I just want to sit down and brainstorm, help, encourage, partnership, find and fund deals.

My background is Auctions. I've own and run CW Auctioneers for the past 6 years which is a auctioneer service for auto auctions. I always had mentors and am looking for some experienced mentors to help give back to us newbies, and us newbies willing to help out the experienced mentors. I recently got my real estate license and sell houses on the side and really to learn more about real estate. 

I am hoping we have some members here looking for the same thing. If so, let's get together eat a meal or have coffee, learn more about the San Marcos area and investing, and ultimately...become successful in this market.

Hello everyone! My name is Cameron Whitehead, I am a real estate agent and licensed auctioneer in the state of Texas. I am working on trying to integrate my auctioneer license into real estate.

To all the RE agents out there: ( this is just an idea )

What if I could provide a service to listing agents that had multiple offers on a property?...instead of just selling the property to the highest and best offer the traditional way...We have an on-site closed auction to everyone that submitted an offer on the property. We start with the highest offer and go up! Everybody wins, listing agent and buying agent would get a higher commissions, the owner of the property would make more money. Its a win, win!

Looking for feedback. Ive pitched it to a handful of agents and got a lot of positive feedback. This could even be a service that could be provided to investors looking to unload some properties.
