@Matt Jones Sure didn't Matt, great point! You will have quiet a bit of equity in the deal. 

@Clayton Crawford That's a tough one. Is this for a flip, or buy and hold? Consider bringing in a partner in on the deal and have the partner get the loan and you provide the cash. Or try a local bank they tend to be more flexible.
