Transfer house deed question

Im looking to transfer a family members house to my name as they can no longer afford it. It’s a perfect opportunity and the house is in a great area. One option is to ask her to create a new deed, add my name and remove hers. I hope to refinance it after the transfer, pull the cash out, give her some money and use the rent on a down payment for another brrrr property. What are my best options here to avoid paying additional fees.
