Some things our investors have been looking for as of late is overall rent stability and population growth. Some of the sun belt markets, along with the coastal regions, rents can be very volatile. We work in Rock County, WI and Dane County, WI and investors have been extremely happy with the returns due to the steady increases in the market, booming job growth among many other strong indicators in the market. We are working with and managing multiple new construction multi family projects in south central Wisconsin. I would love to talk more about it as our clients are seeing some terrific returns on these deals right now.

More often than not, your local credit unions are going to work well. They often have less fees and more accessible to local investors. We use Buildium coupled with that and we have had 0 banking issues for any of our clients either in Wisconsin or all the way out to California.

We have a collection rate of roughly 97% through COVID. This is going up as more COVID relief funds are coming in to pay back rent as well.

Your first task is going to be to find out the legitimacy of this and then you should take a side. Taking the side of the person who has actually been wronged will go a long way. As much as it is a pain, I have had to terminate leases for tenants causing legitimate issues for the neighbors in areas. Best of luck! It is never fun going down this road.

Good morning! I would love to take some time to chat ASAP. I work in Rock County, WI and manage in primarily Beloit and Janesville. These areas are ripe and have been great to out of state clients in recent years. The market is booming courtesy of Amazon, ABC Supply Co, Dollar General, Epic Medical Systems and Shine Medical. These companies have shifted the economy in a big way and this market is on the way up. I will also note that Rock County ranks 7th in the nation for the highest price to rent ratios. @Ben Lin I would love to pick your brain about your goals on this. I live and work in Rock County, Wisconsin. This market is mostly Janesville and Beloit and these cities have grown exponentially in the last 5-10 years. With the recent expansion of Amazon into the market as well as continued growth for ABC Supply Co, Dollar General this market is booming with new employment while also keeping costs down. @Mike Bianchi this is definitely a solid problem to have. I would personally lean towards acquiring more assets. I would also say you could definitely look into other markets as well. We have had clients bring new cash into our market and do extremely well early on. It really matters what your goals are. If you are looking to pay off any and all loans within a certain time frame, then that becomes your focus. Let me know if you have any questions and want to chat some more! Best of luck!

My first step would be to make sure this is a deal you want. What criteria have you set for your search? Does it meet your benchmarks on paper? Other than that, I would ask a lot of open ended questions. Tell me about the place? What has been done to the place. Questions like that tend to let the seller or agent talk and often tell you more than you originally thought about. Other than that, just take your time and handle your due diligence. A deal is a deal at the end of the day.

I would tend to agree with @Marcus Auerbach and @Drew Sygit . Property Management is a tough business to get into as it is because it is truly a numbers game. You could reach out to local managers (especially smaller ones) and work out tons of their maintenance needs and essentially create yourself a contract business using your best skills. This also saves you the need to obtain much licensure at all from the state. Best of luck!
