I currently run a property management company in Janesville, Wisconsin. We have set up our business to create a truly hands off experience for investors. We work with 90% out of state investors, so we have built our business to be able to handle just about everything that gets thrown at a property. We offer investors the ability to pay their property taxes, handle all maintenance tasks, obviously fill vacancies and answer tenant calls. We also handle things like snow removal, fall cleanup among other things in the properties.

I would love to pick your brain into looking about an hour west in Rock County, Wisconsin. The Janesville and Beloit markets are phenomenal places to invest and you can invest limited capital because the market is so affordable. Many major businesses have relocated and grown in this market which creates a perfect area to own rental properties. We have low vacancy rates and very high price to rent ratios. I live and work in Rock County, Wisconsin and this market is currently booming. Janesville and Beloit have both become great locations to invest in with a low cost of entry. Amazon, ABC Supply Co., Dollar General, Mercy Health and Shine Medical have all played vital roles in the growth and development of this market. As it has grown, vacancy rates have dropped, employment has been on the rise and rentals have been doing very well. I would highly recommend taking a look. I think the simplicity is key. People do not want to dig into long paragraphs or pitches. Your best bet is to be on their mind and keep reminding them. Just continuously share your updates in casual forms along with your normal life so it does not feel like an advertisement. Then, when they are ready they will think "Oh I know Nicholas wants to buy houses, let me give him a call.". Best of luck and if you are ever interested in the red hot Rock County market, lets connect!

I would agree the site could be better but the App is far far worse. App notifications never go away. It is hard to navigate. I am hoping that this platforms grows on the networking side and implements better social tools so you can actually optimize your profile.

The competition does not really matter. The purpose of REI is to bolster or replace your 9-5 income. You need to pursue paths that work best for you. If you are a very skilled tradesman, then I would say you should be flipping homes because you might be able to make more money. However, if you do not have those skills, then Buy and Hold might be the way to go. You need to assess your needs and make a move based on that. Not the other way around.

The way I look at is as follows:

Your rainy day fund can never be too large. Any number of issues can occur and the more properties you purchase, the more problems you will inevitably face. Imagine it like this, I worked with a client who went through this exact scenario prior to us meeting. 

He owned a property in our area, and many months before, the insurance company served a notice to replace some windows within a given time period. Well, he replaced the windows but left one by mistake. Bottom line, insurance suspended the policy and the coverage. Could you imagine that during the 7 hours his policy was suspended he had a fire or another major issue? 

The point is, I would say unless you feel in dire straights right this second, keep the fund as stocked as possible. Then, one day when rain is out of the forecast (retirement, sale, consolidating your assets into something bigger) then you throw a big party.
