I would defer to one of the suggestions above! Local meetups and networking will be great. I would also love to tell you a bit about our experiences with clients investing here from out of state! Lastly, I would just get out there, meet people, find like-minded individuals and do a deal!

First, I would have a conversation with the agent. If you have no success there, reaching out their broker would be the next step. If it got any deeper, you could always hire legal counsel. Rarely will we cause an issue and would allow someone to terminate a contract if it was not working out.

We have seen some great success with our clients in the Rock and Dane County markets. Janesville/Beloit and Madison areas have been great to investors. Judy Faulkner and Diane Hendricks being located in these markets and also housing massive business here have been incredibly important in brining in other strong businesses to the market. We manage for 5 clients who live in California, but purchased in the southern Wisconsin markets. The price to rent ratios and overall rent growth, coupled with some relatively landlord friendly governments set-up has allowed clients to thrive. Wisconsin, specifically the Rock and Dane county markets have been great to investors in similar situations as yours. We help clients find, acquire and manage buy and hold real estate in these markets. With the lake effect of the two richest self-made women in the world (Diane Hendricks and Judy Faulkner) and some massive economic growth here in the last 10 years, this market has been great to out of state investors. This is a big part of the ever changing real estate market. The interesting thing about the current market and the upcoming shift is that is sets apart great investors from those who could not lose over the last 10 years. Anyone who has buying since the recession has been a great investor. These are the markets that define who can truly succeed regardless or shifting market conditions. Make sure you surround yourself with the right team from manager, agent to your operating procedures being bulletproof. Some of the numbers we look at:

When we help our clients underwrite deals, we use a separate line item for initial repairs. We like to see buyers come in and make some initial improvements, which will obviously lower maintenance and CAPEX. We budget insurance at 50-75/unit, repairs/capex at 6-8% of rent depending on how much we have them do upfront, vacancy at 7% in Rock County, WI and management between 6-10% depending on rent amounts.

All of these are what we are seeing as averages across our 500 unit management portfolio. I would love to chat with you about adding some units in this market. If you have any interest, I am more than happy to share some market info about this area!
