@Gavin Little mentioned it above perfectly. If you enjoy it, and are good at it, then there is no rush. Oftentimes, we work with investors who are just starting out, and I believe we provide some invaluable steadiness in the beginning of their journey. Where in some instances. you may learn more doing it yourself and saving the fees. While other personality types work best finding deals and passing them to a more organized counterpart to manage them. We work with all types of investors and the biggest portion of the search is finding a manager who you work well with.

More important than the length of lease is the actual form; a lot of leases I see have language in them that makes them unenforceable, because they violate state law. We use the lease forms and contracts from Wisconsin Legal Blank, they are inexpensive and you can order online. Make sure you get at least the small landlord package which includes other forms you have to sign like a lead addendum (mandatory, state law)

When you sign a lease, make sure it is for is for 365 days and not 366 days (like May 1st to May 1st) which makes it a more than 1 year lease and now you have a lot of additional protections for the tenant, for example you are prohibited to use a 5 day notice, you have to use a 30 day. Easy mistake to make.

I get what you are trying to do with the mtm, but once you have a bad tenant in the damage is already done. A well written lease allows you to enforce rule violations. I would focus more on your screening process than - take a look at Mike Butler's Landlording on Autopilot. Great book. 


 This is awesome information. Some of our clients have come to us with the horror stories of accidentally signing a 366+ day lease for the ease of doing less paperwork. 

I 100% agree that your screening process is the most important part. You could sign a bad tenant to a 1 month lease and have just as many problems. I think the month to month protections give you an out in case of less physically damaging persons, but maybe just more difficult to work with people who you do not see as good fits after working with them.

Hi there, 

I highly recommend month to month leasing. It offers you the ultimate flexibility. We work in both Rock and Dane counties and use 90% month to month leasing. The term of the lease matters far less than the relationship and the quality standards you abide. We have almost never had a tenant leave for an apartment simply because of the lease term. Some of our longest term and best tenants are on month to month leases. This speaks to us working with great owners who offer quality housing options for tenants at the right price points! We work just a bit north in Rock County, WI, and they would be laughed off the phone if this occurred. This is totally insane. Do not pay that! While it may be hard to get quotes, this has scam written all over it, or at the very least, shows how inept they are with what is going on in the market.

Wisconsin continues its steady growth. As the larger cities go up, secondary and tertiary markets also see the benefits of slow and steady growth. Rock County, WI continues to thrive from the consistent growth of its larger counterparts in Milwaukee and Madison!

As noted above, the midwest is great. I work in the Rock County, WI market. The price to rent ratios are among the top in the country here. 100k can often help you pick up anywhere between 2-5 properties, which could be a great start to a strong and profitable portfolio!

We use Buildium. Which is pretty strong overall. The billing system is a bit of double entry. However, the biggest changes we would like to make are improving the mobile app, which is awful, and making it easy to change the owner of a property. When we often sell properties within our company from one ownership group to another, we are required to create a 123 Main St - New. This is because when changing the ownership, it allows the new owner to see the entire financial history of another owner of the property.
