Hi All,

Looking for some information about the Oakland Sidewalk Compliance.  It is stated that a sidewalk compliance certificate needs to be issued prior to the close of escrow, or a provisional certificate can be issued for a 90 day extension.

My question is, if I haven't legally taken possession of the property, what happens if I repair the sidewalk at my expense and the deal falls out of escrow?  I am responsible for the repairs based on my purchase agreement.  Also,  has anyone applied for the provisional certificate?  Does the 90 days begin at the close of escrow, or when the certificate is issued?

Hate to ask, but did you chat with an attorney about your options prior to making your purchase?  You may be very limited in options given the strong SF tenant laws.  Any option you choose, will cost you 10s of thousands, if not more.  We've all heard of SF tenant buyouts costing over 100K - it's not uncommon.

I'm looking for a homeowners insurance recommendation for a pre-1900 triplex.  My current homeowners insurance won't cover it due to its age.  Does anyone have a recommendation?

Hi All,

During this shelter in place, do you know if appraisers are doing drive-by only, or are they actually going into units?  I'm in contract on a vacant fixer unit that needs foundation work.  I'm afraid if the appraiser goes in to inspect, he's going to find a lot of issues to report.  Any thoughts on this?

Hey Guys,

Offer just got accepted on a triplex in Oakland. Disclosures show some foundation issues (brick), so I'd like to get a foundation expert in to provide me with an assessment/estimate before my inspection contingency expires.

Do you have anyone you can recommend?  I can search through Yelp and read the reviews, but would love a recommendation from this group.

Hi,

About to submit an offer on a property with a conventional loan.  Given the current COVID situation, is a 30 day loan contingency and closing still possible?  My agent wants to write a shorter timeframe, but my mom who works in escrow is telling me that everything is delayed due to COVID.

Thoughts and suggestions?  I'd like to make this offer as easy and clean as possible.
