I've bought all my quartz at KW.  $149 per slab, can't be the price.  Color choices are gray and white only.  Haven't checked prices in a bit, but it was the best price i could find a few years ago.

KW, Superior, Uni-Tile, East Star.  I shop at all these places.  Best prices and mid-grade quality stuff.  If you speak Chinese, you could probably swing a better deal too.

Hi,

If I'm reading the CA building code requirements, all rental units are required to have at minimum 2 egress options for the tenant.  Is this correct?  

Can a second floor window that meets egress sizing requirements serve as the second egress option, in addition to the front door?  Does that second floor window require a fire ladder installed permanently, or can one be provided as a stand-alone unit?

Any insight would be greatly appreciated.

Hey Kyle.  Are you sure you can write 6 month leases in Oakland?  I thought they had to be minimum 1 year.  Also, you can ask the tenant to leave if they refuse to sign a new lease after the term, but if they agree to sign, I believe they are entitled to stay.  Correct me if I'm wrong.

Like you said, consult with an attorney, but that was just my understanding.

Unfortunately, that's potentially the risk.  Oakland is very tenant friendly, especially now with the eviction moratorium.  Best is to reach out to EBRHA and seek advice.

Over 30 days, the tenant has established tenancy.  You won't be able to evict unless you have 'Just Cause' or you OMI.  Even w/ OMI, certain tenants have rights and there's a process you need to adhere to.

I'm leaning towards 1B as well as I'm growing to love the dining room - tons of space and tons of light.  A drawback of 1B is that BD2 & 3 are adjacent to the kitchen.  Might be a bit noisy to have bedrooms next to the kitchen, right?

Thanks for the feedback, Monica!  Love the idea of options for BD2.  One thing I did notice is that by creating BD2, the hallway it also creates would be very dark.  BD2 has 3 huge bay windows which provide tons of light. Closing off that room would create a dark hallway, which may be unpleasant.

Hi All!

Would love some feedback on a floorplan I'm working on.  Original layout is on the left, and option 1A and 1B are the options I'm exploring.  I love the dining room, and would hate to lose it.  It has 11' ceilings and beautiful bay windows.  Adds tons of light into the house.

Option 1A  - 3BD/2BA.  Bigger bedrooms, extra bathroom, but takes away the beautiful dining room.  

Option 1B - 3BD/1BA.  Smaller bedrooms, smaller kitchen, but keeps the huge dining room.  Saves about 10K in rehab budget.

Thoughts?

Hi All,

Starting the my rehab project in Oakland and the existing units have clawfoot tubs.  Would these be desirable in rentals in the Lake Merritt area?  I'm a shower guy and have always found clawfoot tubs a bit cramp when showering.  I'm also concerned about water splashing all over the place during showers and leaking to the units beneath.  

Are clawfoot tubs worth keeping?  Are they more appealing than a standard tub/shower setup?
