Thanks @Mike S. , we did not install new HVAC or new windows.

Here is the latest update @Mehran K. , we received multiple offers after our first open house weekend at end of February. We accepted at $630k and closed yesterday. Property is officially sold.

Well said @Brian Burke , when I was starting out, I was at the courthouse steps in Southern Cali every morning for 6 months. My biggest worry was title, so verified title on certain amount of properties I was interested in. At the end I did not end up buying at the courthouse steps because auction prices was not significantly lower than retail.

@Liam Goble , thanks for sharing the latest update and sorry you are having trouble with the contractor. Its easy to second guess yourself after the fact but you already fired him and have a plan to move forward. You are in better situation than most first flippers because of your contractor experience.

We buy new stainless steel but lower end line. In Orange County, sellers don't supply refrigerator or washer/dryer. Just oven/stove-top, microwave, and dishwasher. As for brand, most of lower end stainless steel are similar. I go with whatever is on sale.
