Good enthusiasm, but I suggest reading several fix and flip books or biggerpockets flip book by J. Scott before you and your brother jump right in. The book will help tremendously.

Just wanted to share I met my real estate idol at last month's local meetup... Bruce Norris!

Anyone in Southern Cali have a chance to hear him speak, make it a priority to do so! Very motivating.

Great post... for me, I think I could have negotiated more during the escrow process. I had an offer accepted by the seller, they stated "as is" but should have ask for more after inspection showed $8k of termite problem. I don't think they would have budged because the sellers and their listing agent were really difficult to deal with.

In 2014, I will not miss an opportunity to negotiate at every step.

Do you plan on using him again? I also would go over is numbers, check his receipts, and work with him on the numbers. You said he is doing a great job, you can't expect him to work for a loss.

If he didn't perform, that would be another story.
