Shawn, is your partner a silent investor? Who found the property? Are you investing any money into the deal? There no standards on partnership profits. But a lot of people on BP agrees if you do all the work including finding the deal, and your partner only invests the funds, then 50/50 split of net seems fair.

Find your deal first, that will help determine how much % or wholesale fee to achieve.

I agree with @John Van Uytven , its good to reach out here in BP but also physically attend your local REI club. I've met a lot of investors combined with the information here in BP that helped me out tremendously.

@CHRIS MITCHELL , have you been to your local real estate meetups?  I'm sure you'll find some investor friendly contractors and other investors as well.

Portfolio lenders don't require maximum of 4. Also, I recently spoke with a community bank that offers heloc on free and clear property. You should call more local banks.
