@Tony Mi I am an agent in the Kansas City area. It is very common to find those deals here like what @Nathan Gesner said. It is just about finding the deals and deal finders. Prices have been rising since more investors are flocking here but prices are still cheaper than other larger markets.

@Chris Wilkerson Congratulations on getting started! I am an agent in the area and I'm always looking to connect with whole sellers my clients are either looking for BRRR opportunities 50K-150K(possibly more). Also looking for multi family 2 units up to large apartment buildings no specific price, COC typically 10%+. If you find these let me know.

That sounds successful so far, congratulations. One piece if advice is Quicken loans closing costs are 2x what they should be and in the future that can hurt negotiations wise. I'd find a local lender or bank to partner up with.

Hey I am from Blue Springs so I am familiar with LS.Lee's Summit is rising in cost you used to be able to find properties under 120K on the MLS now it is 160K+. I would either turn to off market or look into Raytown, Grandview, Independence, KCMO(not war zones). My investors rarely find cheaper homes in LS unless we go straight through seller. Hope this helps.

Agree 100% with what @Brian Sparr, When I view property for OOS investors getting video and noting what needs repairs is crucial. You want to have long and detailed conversations with the agent about the property. Along with the agent walking it with a contractor. I would always have the inspection contingency especially for the first properties you buy. You always want to verify any info pertaining to the property. Also stay away from scam artist and people wanting to sell you "junk".

I like the different ideas. Personally I have more dealings with SFR rather than vacation ones so I'll chime in on that. The Midwest you can find cash flowing deals that aren't expensive. California is really expensive and ROI is very little. Finding a market that will fit your strategy would be ideal. Also finding an OOS team is crucial. Many scams out there so d your due diligence and HW before picking a strategy. When I work with OOS investors the biggest thing is trust and knowledgeable team members. BRRR here is very common and there are a lot of deals that fit that criteria. Let me know if you have questions about anything I said.
