 Hi Steve! Do I need to be Pro to use that function? I'm a little embarrased to say this; but I'm new to Bigger Pockets and I'm not sure how to use it. I've definitely been getting a lot of help from the forums and podcasts. Thanks for the tip!

 Alli, thank you! You're totally right; just for me personally connecting with a buyer first would help me make the jump for my first deal. :) Fear is definitely an issue!

Real Estate Agents have access to see all of what has sold, and for what amounts, and with what type of financing. That's an easy way, but you can always dig through public records.  

 Thanks Chelsea! I have a friend up in North California that just got her license, but I'm here in the South Central Coast. Do you think I should ask her or try to build relationship with someone over here better? And on the public records; how would I access that? Is there information online or should I check at the courthouse?

Thanks for the tip, Ryan. How would I find the cash sold properties and if they belong to an LLC or are non owner occupied? I don't know how to find that info, but that certainly would be helpful.

Hi guys, 

Is there public information that is accessible about cash buyers? I want to do a wholesale deal but I feel like I should first find out who can purchase and what they are interested in. Purchasing a list for 2K is not a good option for me. I appreciate the help

 Hi Branden! Firstly, a potential welcome to the area! I live in Lompoc. If you will be working on base, Lompoc is a close/ convenient and affordable option. If you live in town, you can get to the front gate in 10 to 15 minutes and if you're in Vandenburg Village, you can typically get to the gate in 5 minutes once you get on the 1. If you are considering in town, I'm happy to recommend some areas to get into or stay away from.  Lompoc to Santa Maria drive time is about 45 minutes, and Lompoc to Santa Barbara is about 1 hour. Shopping wise, you can definitely get anything you need in Lompoc- but SB and SM are not too far away if you want to spend a whole day out shopping. I personally like living in Lompoc, and if you head this way I'd be glad to meet you!

Another area to consider that is convenient to working on base is Guadalupe. Hop on the 1 and you're there in typically 30 minutes or less. Guadalupe is rural (much less to do than Lompoc), but also closer to Santa Maria for shopping and activities. Best of luck!

Bigger pockets has helped me to open a door to a really exciting world of opportunity in my life, and at the same time warning where the pitfalls can be. I'm looking at doing my very first deal and I'm pumped! It couldn't have happened without Bigger Pockets. I just wanted to express some gratitude. You folks are GREAT!
