@Allen Maris I will definitely expand my thinking to other areas. What would you suggest as the best place to look for listings? Eg, Craigslist, Trulia, Zillow, Wealth Accelerator Systems, newspaper...? I'm sure the good deals get scooped up quickly- what is my best bet to find one?

@Allen Maris Again, I really appreciate it. Maybe I won't be able to find a deal, but I hope to at least find something that is sustainable and building equity better than just 'wasting' rent. Or maybe I should look back in WI ( I grew up there). That might give me a cash flow, but think it would tie up my income to debt ratio and still would leave me with nowhere to live over here. Thanks for letting me think out loud. :)

Hello and thank you! It's really exciting to connect with someone local! I will likely hold off on the license then. I'm just eager to get started. I've been eyeballing a triplex in Lompoc but it has been on the market for a while and I'm not sure how to find out if it's a good deal. I really think that it makes the most sense to buy a multi family and live in it, but I'm a little worried about being able to carry the property if I have a lot of vacant time or if tenants don't pay. Should I make sure I have a cash reserve first or just be resolved to be creative if things go sour?

I'm located in Lompoc California and I feel like buy and hold single family or small multi family homes would fit best with me.
