I'm pretty much against having felons in my rentals also I lost a brother to a DUI driver; however, in this case unless he has had multiple DUI charges then I'd probably take him as long as he passed all other parts of your screening.

finance!   A deep understanding of how the numbers work will be beneficial for your re investing career! Besides you could probably easily get a job with that degree.

How have you been paying for your college?  If you have been doing it primarily via loans, then I'd drop out today and especially if you can get a refund for this semester.  

If you are paying your way through how is dropping out now going to help you get ahead NOW as opposed to 2017-2018, in the real estate world.   

Patience and education (not heavily financed) are virtues.  

Final thought you could also house hack.

I'm almost certain having piercings or  tattoos don't qualify for protected class under fair housing laws.  My personal opinion is why in the heck would you do that to yourself?  But it doesn't detract me from renting to someone.  If they present themselves as clean and neat (including vehicles) then that pretty well negates any body piercing or tattoos.  Obviously, there is some concern about their ability to find a new job if required, but that is overcome by stable work history.   

Bottomline- though they are not a protected class and you may not personally approve, passing on a potentially great tenant because of tattoos is pretty dumb.  Now, if they had some MS-13 tats then I might change my mind.

I don't think we will have the same massive mortgage defaults as mid last decade, but did people experienced declining rents then? When DO rents go down?

 My rents went down 20% or more.  For my office building rents are down 40% still.

 I'm pretty familiar with the SCRA having deployed under it and its predecessor.   In fact, I think I've posted the relevant sections of the SCRA at least once on BP.  But the question was directed at @Jim Adrian to see if there was indeed such a law allowing termination by the landlord, which I highly doubt.
