@Peter Grote - There is a BP meetup monthly in Lakewood.... @Kevin C. is the organizer. They also have an Eastside meetup I believe as well... Kevin could probably tell you about that one as well. Good luck! Deals are hard to find right now- but it will make us better investors, right? :o)

The above posts mostly sum it all up. But just to add- the reason so many people got into trouble in the last crash is because there were so many who invested for appreciation ONLY, and bet on the market to keep going up. As a wise BPer once said, "That isn't investing. That's gambling."

The smart investors make money on the way up, one the way down, and everywhere in between and are still standing after crashes or market corrections. They have learned how to evaluate what a good deal is, and they seize it. If you buy right and invest for cashflow, you're good. If you buy right, invest for cashflow, and do it in an area that appreciates- you're great.

Good luck. Take a lot of time to learn before you decide how you want to move forward. It will pay off.

@Karen Rittenhouse- I just sent a hand-written card similar to this one for a house around the corner from us that is vacant. I noticed that you didn't ask them or tell them you were interested in THEIR particular home. Why is that? Because people get offended, or creeped out?  Or... :o)

@Timothy Tooker - Timothy - Same question for you, do you still recommend and work with Ticor Title out of UP? Tia or Heather? How much or what sort of a discount do you receive as an investor?

Just a thought to throw out there- but I feel like most people who want a 4/2 w/ 1500 sq ft would rather try and have their own house instead of the apartment feel....? But maybe that size rental is typical over there?

I would agree with Justin Peila . We live not far from the Pine house and it's only two blocks from the 6th Ave district, and only barely south of the north addresses if you know what I mean... Lots of restaurants popping up and pubs. Becoming quite the hot spot on 6th right there. Your history of hilltop is accurate.... However I am surprised and what homes have sold for in that area in the last 6 months- even for hilltop. Ainsworth is a much better street in my opinion than Cushman- the next block over. Just like anywhere- you need to run your comps accordingly for each little sub market of course.
