Hey everyone! I wanted to take a moment to introduce myself properly. I'm Cade Ruthardt, and I've been a member of BP for about four years now. My real estate adventure kicked off in the Texas Panhandle, where I dove into the world of creative financing for almost all my property purchases – minus one traditional purchase that I used bank financing on, then house-hacked!

As fate would have it, I've recently put down new roots in the vibrant city of San Marcos, TX, and I'm excited to expand my network in this area. After spending four years maneuvering through the twists and turns of real estate, I've learned that a network is more valuable than gold – it's all about who you know. But I won't lie, this move has thrown me a curveball. It's like hitting the reset button, and I'm feeling the thrill and challenge all over again.

Hey Jesse, I agree with David. If you're trying to buy up as much properties as you can, that don't need a lot of work, and starting out with $20k-$30k, it's going to be pretty difficult to get a good cashflow. If you don't have much equity, the mortgage will eat up the cash flow. You should read David Greene's book "Long-Distance Real Estate Investing: How to Buy, Rehab, and Manage Out-of-State Rental Properties"

If you decided you want to go the route of buying rentals that don't need much work, I'd be happy to help you out! On the other end, if you wanted to get into the long distance rehabbing, I could connect you with some great contractors, and even partner with you to help you oversee the process. 

I work with a few out of state investors, and we are able to buy rent-ready homes, but if you're able to do the rehab work, you'll exponentially grow your wealth.

I'm an agent and investor in Amarillo, and of all the other investors that I've talked to in the area, only 1 was at about 90%, but everyone else, including myself, is still pulling in 100%.

@Cassi Justiz Amarillo actually does have a lot going on right now. There’s tons of new development going up west of town, and quite a few different business coming to town. We have mainly restaurants coming, but there’s also plans for some larger truck stops off of I-40, and tons of updates being done to Downtown!
