Investing in the Amarillo Market

Is there anyone that is investing in the Amarillo market? I'm really thinking about investing in that market due to limited funds and the prices of houses being cheaper in that area of Texas. I'm just wondering if their is anyone that is successfully investing in Amarillo right now and has a good idea of rent, what areas to be in, and what the average vacancy is. I'm also a little skeptical about appreciation and the market outlook since covid.
