After determining your MAO for a property, when making an offer, do you through out your max and decline any counter offers, or do you start negotiating below your MAO? Thanks in advance!

@Stephanie P. Thank you for the heads up! I was able to lower the amount to 160k. I will definitely be cautious! I've ran the numbers a few times, and the ARV and repairs are conservative numbers. In my market, the numbers should work! I'm hoping for the best!

I'm seeking funding for a duplex that is under contract for $166,000, ARV $250,000, Estimated Repairs $40,000. I am seeking the initial purchase price plus repairs. Also seeking funding for future fix and flips, and BRRRR's.

@Michael Doherty So from my understanding, your debt, including the possible mortgage, insurance, and taxes has to be less than 45% of your income. Since you have to add the mortgage into the debt, would you be able to add the possible rent income to the income column to be able to increase the 45%?
