Paying cash so closing costs should be under 2000 mostly cosmetic and lots of elbow grease. As far as my time I want to get the experience. I am thinking after all selling and carrying costs I can potentially make about 15k

Just got my first offer accepted on a fix and flip. It will mostly be cosmetic work no major renovations. Any tips or info anyone can pass along for my first one? Closing in about three weeks paying cash. Doing all the work myself.

Does anyone have anything specific apps they use to estimate rehab material cost?  I plan on fixing the house up myself so I dont need the contractor labor portion.  Thanks for any tips!

@Steven Picker one more question: the Property is vacant but taking possession is still the buyers responsibility what does that entail?
