Just got my first offer accepted on a fix and flip. It will mostly be cosmetic work no major renovations. Any tips or info anyone can pass along for my first one? Closing in about three weeks paying cash. Doing all the work myself.

What are you doing for $6000?

When I get a house about to close I set up the job. Create a spread sheet/binder to track finance/paperwork, make sure utilities will be in my name, call and set up insurance, and start getting ramped up for hiring subs/ordering long lead time materials. I also like to reach out to the building department and find out if I need permits.

Good luck with it!
