I am looking for a 2-4 unit rental property in Grand Rapids, MI I am pre-approved and ready to buy.  Please send me some pictures and a description as well as the address.  

Frank Ross downtown Mount Pleasant has experience working with real estate investors and has owned a rental property himself I just started using him this last year but he has been super helpful and is okay with calling occasionally with questions without a cost (probably because I did my taxes there).

Matt that's is for all the info I do have a sole member LLC opened and ready but didn't get a debit card yet. I usually apply for a business CC but need to do one or other real quick. I hadn't thought of the different categories for materials at all that's great advise. I do need to buy a stove which was included in the 6,000 the fridge is nice enough and no room for a dish washer. Not sure on washer dryer yet if I will supply them with the house. That is not included in the six. Top selling point for the house fixed up is 89,000 do you think I need to supply?

Mostly paint drywalling the ceiling new counter tops painting the cabinet and some new flooring most of it is actually really nice. Replacing lighting and removing some of stuff. Mostly elbow grease stuff.
