@Bryan Danger exactly! I am 65yr, have built a rental portfolio of more than 50 houses. I have small mortgages on only 13 and own the others outright. But I quit buying more properties several years ago because I, too, began to wonder when is it “enough”? The more properties, the more hassles. So I have been selling 2 small

Houses and replacing them with one better house on 1031 exchanges. My rate of return is not as high as many others with more leverage. But I like having fewer houses to fix and fewer tenants to deal with. I would love to see more discussions on Exit Strategies!

@Genny Li I have many LTRs, one STR that I am selling, And 3 midterms, which are the sweet spot for me. I make about 2x what I do with LTRs. Not as much as STR, but a LOT less work and worry. Keeping cleaners was the most difficult part for the STR.

@Sai Paladugula I have also been approached with similar offers. I chose to decline because I was concerned about legal problems with liability, damage, etc. I know they said they would make all repairs. But I didn’t quite trust that. And what happens with a slip and fall, etc? Just my 2 cents.

Why don’t you wait a bit to see what Biden does to our taxes? From my understanding, the death tax will be horrible. As well as increases in taxes on most areas. So leaving it to your daughter with no step up on basis allowed PLUS taxes due immediately upon your death, not upon her selling it…these may make a difference in which option you choose.

Hi, All! I have an angry neighbor who has complained for years about a large tree that is near the property line between our houses. Truthfully, it’s probably more on my side. She wants me to take the tree out. She says the roots are disturbing the floors in her house. And she is threatening to hire a lawyer to make me do it. Does she have legal grounds to do that?

@Jordan Moorhead it’s about time! Why should landlords be forced to house people for free, for months on end? Most of us have saved and sacrificed for years to buy property so that we couid retire one day and live on that income. It was awful to force us to support people and do without our incomes.
