Still cannot evict for NON PAYMENT. But if you don't renew their lease, and they stay anyway, then you can evict for Unlawful Detainer.

My lawyer is also looking into this angle. It's called Unlawful Detainer.

But, as a someone previously stated, many of us do not necessarily have a mortgage on our rentals. Why should we be forced to subsidize our renters obligations? This is my income. If i don't get rents, I don't have an income.

I was also thinking that this will further exacerbate the housing shortage problem. Here in Springfield, Mo, we have a severe housing shortage. If landlords are now faced with the prospect of many (if not most) tenants not paying and no way to get them out or re-coup our loss, many Landlords will choose to exit the game entirely by selling (forcing prices down) or simply not renting...leaving our homes vacant.

John, that is excellent advice. But just taking them to court will be expensive. At least it is a strategy!!

@Evan, thanks for your comments. I am interested to hear that you are doing better than with your SFRs. Did you sell any on a 1031 Exchange to be able to reinvest in the syndication?

@Anish Tolia the lack of opportunity for 1031 exchange is biggest for me.

Also, these investments are based on someone paying rent somewhere. With new moratorium on evictions I think many renters in apartments will just decide not to pay. What happens then?

@Theresa Harris this is a free pass for tenants to not pay rent and NEVER have to pay back landlord

@James Wilcox definitely not true. There are TONS of liars that will say they can’t pay rent. They have absolutely no problem signing a false affidavit saying they couldn’t because of Covid
