Dan, not really available to new clients, but very available for Cara for any unusual deals.  He is a RE investor, flipper, commercial developer, business owner.  Great background, resource.

On that Newburgh note...  There is the CITY of Poughkeepsie and the TOWN of Poughkeepsie.  City has some onerous rules and a horrible school district.  Town building department is VERY hard to work with - but doable.  But probably not worse that anything you are used to from NYC.  It's just that most of the other building depts around here are a lot more (relatively) laid back. 

I won't touch the City.  It has to be a really good deal (like Spackenkill schools) for me to deal with the Town.

I'm in a pretty rural area. The absentee owner count for SFR within a 30 mile radius is about 60. That's right... sixty.

So, I mail to people who've lived in their homes for 8+ years and have at least 30% equity (and some other specifications that keep my mailing costs efficient, like age, size of the house, number of bedrooms, etc)  

Of course any of the absentee folks are included with that list.  But that's the best I can do. I envy folks that can pull a lists with 1000's of absentee owners.  

It would be interesting to target probate. (nod to Rick Harmon)  It's just a totally different market and I get enough death threats with my current mailing, I'm scared to think of what I will get when I send to someone "trying to profit their mom's death". <shudder>

I just spent the day dealing with all my undeliverables from last year's mailings.  There were about 100.  

25% of the UTF were for properties going into foreclosure.  Lis pendens started around the time of the mailing

70% - the properties were sold within 8 months before or after of my mailing. 

My big take-away from that... I gotta mail more frequently. Obviously I'm mailing to the right people (they are in trouble or selling their house) but my timing is off.  I gotta be in that mailbox within a day or two of when they decide they have to sell.  The only way to increase the odds of that are to mail more frequently (I was mailing about every 3-4 months to the same address)

I'm thinking of increasing that to every 6 weeks.

And... reading this thread... I think I need to jump on the returns sooner and search for realitives.  There was a significant number where the person had deceased (reason for the bounce).  If I caught that earlier, I might have had a shot at those.

There's this RE agency that handles most of the REO business in the area. They only accept offers via a form on their website. Other agencies are like this too. I H-A-T-E filling out the same 30 pieces of crap every time (could be a couple times a day) I make an offer. Even cut and paste is tedious.

Google autofill does not work for the whole form.

Does anyone have any suggestions for a Chrome extension?
