re Rick's comment about "honest"  - Maybe the feeling would be better described as "most heart felt, human"?

@Dom Lombardo I may not understand what you are asking for, but if I do, they won't work/aren't acceptable in NY.  Unlike most of the rest of the country, the only person doing contracts are the lawyers.

And to add to Chet's question: How could he be sure the company doesn't use Blackhat techniques that might damage the site's reputation/ranking?

 Just to clarify/elaborate for others reading... That's all I can offer (speed/time) to folks that have houses in reasonably good shape - and I tell them that.  My best benefits are to folks who's houses are out of date - haven't been updated in 40-60 years.   In that case, my price is nearly the same as what they will net... AND they get it NOW.   

That's really my target prospects.  The 60-80 year olds who've been living in their house, never updated, family has moved out/on and they are ready to move/downsize.   This area blossomed in the 1960-1980 so there are a lot of those folks/houses around.

 That's all I'm interested in doing -   I love the creative process of flipping. Taking a heap and making it a beautiful new home for a family is extremely fulfilling for me.  I'm not at all interested in being a landlord.  Wholesaling feels like an empty, non-fulfilling transaction to me - and am fortunate to be able to make that choice.

FWIW- I do sell my "we're going the MLS route" leads to my Broker. I also sell leads to other REI of houses that don't fit my criteria.

And I remind them of all the other benefits of me buying their house that they are giving up.

When they insist on a retail price, I say...  if they can wait 6-10 months (that's fast around here) to get their money, don't mind having people coming through their house and pics on the internet, hope that the buyer actually can get a mortgage, then... yes, they will probably get more for the house going that route.
