Are you looking for short term (private money) loan? Or more like a long term construction/mortgage?

(Belated) Welcome Neighbor!

There's a REIA group that meets in Poughkeepsie, near IBM, the 3rd Wed NIGHT of the month. It's fairly "pitchy", but the pre and post networking is good. www.mhv-reia.com

I need to shed some inventory.  I've got more on my plate than I can handle.  So, this house is going on the chopping block.  It's the furthest away in an unknown community/building department, for me. I've trashed it out, professionally powerwashed, and it's ready to go.

It's a 2 bedroom, 1 bath traditional style house.  Has a full attic that might be able to be converted to a 3rd bedroom (with at least a fire escape).  (It was the seller's bedroom, when she was growing up,) I think it would make a great rental property, and if it were closer, I'd hold it just for that purpose. I think the ARV is about $160,000.

Fairly new vinyl siding and roof. Trex on the porches.   Has natural gas service into the house for the stove and water heater.  Furnace is oil and old, but fully functioning.    It has off street parking, a driveway for a car or two.

The house next door was recently purchased by a flipper and he decided to fix it to "ownership" standandards and move in.  It's gorgeous.  Definitely a value bump to this house.  (Thank you neighbor!)

The last owner was paying about $7,000 in taxes

I found this podcast from Danny Johnson really helpful with invigorating my MLS hunt.

Post: Propane or Electric stove in a flip?

My most recent acquisition has a choice for me... install an electric stove or propane (no natural gas in this rural area). It's set up for both. I've never had that before, so I've always replaced with whatever was there previously. The house is a typical 3 bed/2 bath starter home that will have an ARV about 15% above the median house price for the area.

Any idea what is more desirable?  Has more perceived value?

@Arsh Benipal Okay, seriously...

Here's some things to consider.

1) The property is in a flood zone.

2) An almost identical house a few doors down, #22,  sold in Aug for $250k.  It was a pristine rehab... that included new siding, windows and driveway and NOT in the flood zone.

Considering 1 and 2, I put the ARV at $245k
