I'm taking a look at the probate court's online system: http://eaccess.lucas-co-probate-ct.org/eservices/search.page.4.5?x=JgeONQJfQ3IkmitDMWiBkg

Selecting Case Type > Estate, I see a bunch of minor lawsuits regarding what looks like disputes over $100 bills.

The other case types do not seem to fit the desired information, probated estates with real assets and an executor appointed.

Anyone speak probate legalese know the proper lookup for this? I didn't think it would be this confusing.

Thanks for your input Lydia. I know in person is ideal, but my job keeps me outside the US so it's virtual/remote wholesaling or nothing. I guess I'll follow your advice to wait until I have a deal, hopefully the concreteness of a house under contract offsets the lack of me being there to meet in person.

Setting aside attending REIA meetings and other local networking, which is great for people in the area, do you guys feel good about pulling a list of local cash buyers (via listsource, title co. etc), looking up their contact info, and cold calling them to introduce yourself and qualify their buying criteria?

Anything cold is a bit tough for me. But I will do it if it gets results. i figure I only need 5-10 good cash buyers to move a deal quickly.

One alternative may be waiting until I have a deal before making the calls. This adds time pressure (what if I can't find their phone numbers) but makes for an easier foot in the door rather than just calling to qualify. 

I'd like to hear the opinions of other wholesalers especially if you have pulled a cash buyer list and done the initial intro and qualificaiton on it, thanks.

Hi, has anyone wholesaled a property without a fee in exchange for an interest in the property? If so, I'm curious how it worked out and how viable you think this strategy is as a longer term play, assuming that your marketing and other expenses are well handled.

Do you guys prefer to pay assistants per hour or by some pre-measured task metric? In my case I'd be sending someone to the courthouse to compile lists of probate leads with properties in the estate.

Per hour sounds cheaper to me and more secure to them (people don't know at first glance what the work entails). But the incentives are misaligned as well, plenty of ways to do less over more time especially when your employer isn't nearby.

Thanks guys. Maybe I'll try to look up the phone numbers of each cash buyer manually then. Or just stick to an opt-in email list I build through Faceebook PPC ads or Craiglist marketing of my deals.

Postal mail can be slow and eat up time while a house is tied down. Despite that, do you guys think this is a viable way to find a cash buyer? 

Past threads have suggested using listsource or a title company to get lists of absentee/frequent cash buyers, sources that don't include phone numbers or email addresses. So I'd think on that basis of that recomendation that this works, but wanted to ask if people have actually seen success with it or not.

For anyone who sells/assigns properties non-locally, do you have any suggestions for how to allow potential cash buyers to see a property you have under contract?

I spoke to someone who did this a few years ago. My memory is hazy but I loosely recall him saying that a driveby was enough for some, maybe all of them to determine if it was something they wanted. Seems reasonable as an early filter. I do think before buying I'd want to walk inside too though.

I believe double closes are since a wholesaler owns the property for a few minutes. 

Are assignment contracts also considered a part of the purchase contract and thus subject to being recorded? If the wholesaler has a judgement can this cause lien issues for the cash buyer?

How do you guys respond when a potential cash buyer asks what you picked up a deal for? He will see it eventually on the HUD1 (except when using a double close) but asking early in the process smells of negotiating tactic to me.
