Post: What to do when they won't give you the building code violation list?

I've heard it's hard to get the building code violation list and that you generally have to drop references to the "Freedom of Information Act" to get to it. Not the preferred way for me to deal with people I'll be talking to regularly, but I'll do the strong-arm stuff if it's the only option.

The person I talked to on the phone for my target city said that I have to name a specific property, and only then would they say if that property was in violation. Obviously this is not what I want, so I'll need to be more pushy to get that list.

Has anyone dealt with this? What did you say to get the list?

At my local REAI meeting yesterday, someone mentioned doing private bandit sign placements on people's lawns, and paying them a fee per month to maintain the sign. Does anyone do this, and does it return a good amount for you?

Hey guys; when you take a deal subject to, do you offer to pay the 2nd also? Most 2nd are taken to finance personal expenses (cars, vacations etc) so I'm thinking of offering to pay only the 1st, but I'd like to hear what other investors have to say.

Adding to a portfolio of experience that builds a case for private money investors.

Hi everyone;

My basic real estate plan is to rehab/resell until I have enough money to support commercial investment for long term holds. My thoughts are that my time is better spent learning to manage work crews for 30-50k profits than to spend all my time managing single tenant properties for $100/month per house + amortization + tax savings.

But this plan neglects a few things, the main one being the real world opportunities that only make sense for buy/hold. If I focus on one thing I'll have to toss those leads (I don't know how to structure a flip on a pretty house that cash flows to another investor to avoid the management).

Do you think it's better to focus on one thing (rehabbing for me) and throw away the leads that don't fit this strict criteria, or to take each deal as it comes and stay flexible?

Hi everyone;

I'm a wholesaler who targets the Inland Empire area of Southern California. In this thread I'll share my day to day activities and hope to have a conversation with you along the way :)

Now to get started on this week's details: I have a bundle of bandit signs coming in shortly. They are 18"x24" yellow blanks, which I like because the handwritten ones get a higher response and get taken down slower than the pre-printed ones. They are also much easier to split test.

My partner and I will distribute the signs via wire straps around posts, 9-10 feet above ground to make them hard to tear down.

I use a phone number from callrail.com to track all inbound phone numbers and record the calls. I listen to every call to see what I'm doing wrong (which is vital for me because I usually can't hear my mistakes when I'm talking).

I'll keep you updated on results next week.
