I'm looking into buying some properties in Birmingham from out of area. Can you guys recommend some good companies or even call out some property managers to shy away from? Any suggestions are welcome, thanks!

Hi guys, Iet's say you do a remote closing on a property. How exactly do you then hand it to a local property manager? Does the title company mail you the keys and/or put a lockbox on the door for you, being out of state? Or do you need to hire the PM company first and have them setup the lockbox and take the keys from the title company after closing?

Performance during a downturn has been a question mark in my mind for performing notes. 9-10% yield without volatility (like the markets) sounds nice but if even a fraction of the note portfolio goes non-performing then it darkens the whole picture, even makes buying stocks/bonds look like the better option again.

Is this a fair assessment? Has note performance been a concern recently? If I'm not thinking about risk during downturns the right way I would love feedback on what i'm missing. I do not want to get into the non-performing note business, I want a hands off option that still does better than an index fund.

Hello BPers in West Virginia!

I am considering buying out of probate and my initial research indicates court auction may be bypassed if all heirs agree to it, along with the PR of course. Is this correct? Legal codes can be hard to read for a lay person so I may not have understood correctly.

I've read on here the PRs of a probate estate will ignore the letters until interested and ready to sell, and then likely call the first letter they get.

If true I would think running two campaigns in parallel, to hit the owners twice per month, would be near doubly effective.

Anyone else think along these lines? I'm curious what your results were and what you think of running multiple personas at once. By personas I mean a certain campaign style that is unique enough not to identify with the other campaign also being run.

I just got a remote job and plan to move somewhere cheaper. The state should have non confirmation probate (regular)  sales of real property and be in the lower 50% in terms of house prices. Can anyone recommend a good candidate (or many)?

Google showed nothing on this. Does anyone know one or a few states that don't require court confirmation for sales out of probate?

Hi everyone,

I am new to this area and would like to ask:

1. I do not think a court process is needed to buy out of probate from the personal representative, is that correct? So no RE licence needed?

2. Are there any small details relevant to Birmingham or Alabama that one should know about regarding probate deals?

If I get a deal first I can advertise it and if it's good, I think cash buyers will find me.

If I get the cash buyer's list first, I have a bigger safety net in terms of time before closing to sell it off. 

Would you guys focus on the deal first or build the list first? What drives your choice? 

Anyone use a low(er) cost legal site for documents more complex than a standard lease? 

I am looking at having a partnership agreement written for the purchase of a property. I need the split of final sale price and other terms covered. A corporation may be involved. I'm not sure if a legal site is "good enough" for this type of document or not.
