I agree with Mike you need to visit multiple REIA meetings there are meetings in Rockland, Plymouth, Cape Cod and Waltham.

Have a buddy who walks a targeted neighborhood door knocking on doors speaking to residents on behalf of the local politician. He works in the conversation that he has people looking to buy in the area. He offers a referral fee.

You might consider Niche or Specialized Housing like student housing. Rents can be 2-4 times more. Remember you don't have to own a property to control it.
