Welcome to BP and real estate investing!!! I am a newbie as well.....sorry not much advice to offer. I would like to encourage you in your journey.....the learning curve, and then getting out there and making things happen!! Are there any investors in the SF Bay Area that would be willing to provide rental property calculations from previously bought properties to study?? I started out in the learning process strong, became overwhelmed, and I'm ready to hop back in.

To fix up our property would take $15,000. Again, that is for the flooring, paint, and landscaping. We already have an excellent contractor in place. When the house is sold, the entirety of the loan would be paid back, plus 20% interest.

I have a unique situation, so bare with me. My husband and I are in the process of selling a property we'd rented out to whom we thought would be an excellent fit.....considering my husband worked with her, she served in the Armed Forces, and we sat and spent time with her and her family several times. Unfortunately, we had to evict her, and are now having to sell because she caused so much damage, we can't afford to fix it and continue to rent. We sought loans before we put the house up for sale, to fix up the property......mostly cosmetic, i.e, flooring, paint, landscaping, but have been denied several times. We have had the property on the market for a little over a month now, and have had to drop our asking price twice. We know that this house is worth much more then we will have to sell it for- it only needs a few things done to make it shine. So here we are, reaching out in hopes to see if there is any advice or one who would be willing to set up a deal, or contract with us to loan the money that we may fix up our home, and when it sells, they would get their money back, plus interest. Beautiful two story large home for sale as-is(cosmetic repairs, i.e paint and flooring), in Lawrenceville, GA; a popular suburb in the metro Atlanta area. This home sits on a large lot-approximately a half acre- boasting 4 bedrooms, 2.5 bathrooms and a partially finished basement with a possible 5th bedroom and play area. Home has a ton of storage, with a nicely updated kitchen, a large pantry and laundry room. A relaxing deck is located right off the kitchen, with a screened in porch next to the family room. Popular grocery stores, good schools and recreational shopping within minutes from the home.

Hello! I'm hoping to find not only a Real Estate Agent, but one who either has experience with REI's or who themselves are investors- located in or near Lawrenceville. I hope that this person will also have knowledge of some good GC's that will be able to renovate my property(painting and flooring), after which I will be selling it. I intend to continue to invest in this area, so I'm hoping to establish a long term relationship for future dealings and investments. I expect to be in the area for another several weeks

Hello. I am a newbie investor. I actually have have more than one question, so please bare with me. I own a property in Lawrenceville, Georgia, but I currently reside in California. Before I knew anything about BiggerPockets, my husband and I leased our home to his co-worker from when we lived in Georgia, who turned out to be a horrible tenant(didn't seem that way at first) WITHOUT a property manager. I am currently in GA right now to evict the tenant and begin cleaning and fixing up or property. My husband and I have gone back and forth whether we should keep the house and get a property manager, because we feel it will be worth more to us to keep it, or to go ahead and fix it up and sell it. We would like to continue to invest in GA at some point, but are discouraged because of the distance. So, my first question is: should we keep it as a rental? why or why not? and my second question is, if we sell it, what kind of questions should I ask the potential RE Agent as newbie investors seeking to find an agent that has experience with REI's. Thank you!!

My question is pretty simple. Has anyone ever used the various means of finding property for investment purposes, for their own personal needs? Or rather, to locate their own homes? I am in a very pricey area, and want to go a different route other then the normal one.....getting a realtor, searching for a home, and paying a ridiculous retail price....in order to find a home? Thanks!!
