Buying personal home

My question is pretty simple. Has anyone ever used the various means of finding property for investment purposes, for their own personal needs? Or rather, to locate their own homes? I am in a very pricey area, and want to go a different route other then the normal one.....getting a realtor, searching for a home, and paying a ridiculous retail price....in order to find a home? Thanks!!
