@Andrew Muff probably have to wait until it hits the market unfortunately, doubt you'll get anyone on the phone unless you already had a contact there. 

If the house is worth any money they will want to market it

@Hugo Luna probably will have a tough time winning any properties with a finance deal. but buyer's premium would be part of the closing costs. 

@Jennifer Taves majority of hubzu properties are sold to investment companies outside of the auction in bulk packages

@Kevin Hill Hey Kevin, 

I think that is a good point, the average home buyers are more interested in taking on renovation projects these days. With all the TV shows and such, everyone wants to build their "dream home". And 1st time homebuyers/ investors seem more interested in REO's and auctions.

REO inventory definitely seems to be down. Do you think it is due to a lot of the pre-crash mortgaged properties being sold, and fewer foreclosures happening on post- crash mortgages?

Interesting that the banks are doing more renovations themselves, are they selling less inventory to bulk package buyers now and trying to market more themselves?

Hey Kimberly, 

Welcome.... Have you done any research on Newburgh? Definitely should do some research and spend some time up there before investing. It's been on the "most dangerous cities in the US" list in recent years....so there's a reason properties are cheap.

@Gene Shklover ARV looks like around 100k? Numbers might be tight for a full rehab/ flip.... What's market rent ~$1200?

Do you have any contract in place? 

What % of the work is done and how much have you paid him?

Unfortunately this is a relatively common issue. Sometimes firing the contractor and finding a new one is your best bet. Really depends on the situation...
