Hey all, 

I'd love to get your thoughts on this potential deal. looking to make an offer. How do these numbers look? I know it isn't hitting the 2%, but it is in a GREAT area and should be some decent appreciation each year. Around 5% hopefully. 

Listed at 160K. Property is rent-ready. Fully updated. Might replace carpet, paint, and add washer/dryer. Slight chance roof needs repairs but it is a townhouse/row home, so roof isn't a huge deal. 

Some of the numbers are estimates. Please let me now what you think, thanks!

Yeah I would say cap rate is less important for a BRRRR than a regular rental. BRRRR is all about pulling out your cash for the next investment and gaining an essentially free asset. But obviously the more cash flow the better

Pretty sure hubzu bids on their own properties. But they certainly sell a lot more to investment companies than individuals, that I know for sure. Your story is VERY common. And you'll never get anyone on the phone there.

I wouldn't call Tarrytown taxes moderate... What's your price range? I could send you a few options in White plains - sleepy hollow - ossining. Something close to the metro-north would be good for you. I'm looking to try the BRRR method around here.

Hey Chris, I'm looking at the fed hill, canton, and fell's point neighborhoods. These are the nicer and more competitive areas. Hampden is another good one, slightly lower grade, but an up and coming area. Other's to consider are mount vernon, bolton hill, and Little Italy. Can be good rental areas, but maybe less appreciation.

Baltimore can be competitive with investors but there are a lot of great properties for cash flow and hopefully appreciation over time. Most of the big time flips are snatched up quick with cash, gutted and renovated. 

As i'm sure you've heard, if you're not familiar with B-more you have to be VERY careful. Areas change quickly from block to block. No neighborhood is without its own rough parts. You really need to know the areas or have feet on the ground there. The goal is to get on the edge of an up and coming area.

Is it tough to cash flow in the canton, fells point, fed hill areas? There are turn key properties for 130k-200k. Rents in the 1400 range

I know there is value in the fixer uppers there, but it is pretty competitive with the guys that do total rehabs.  Not looking to make a huge margin, just net positive cash flow with an appreciating asset I can flip down the road.
