Hi @Troy Cole the only thing you need to be concerned about is that only a broker or a licensed salesperson with their license hung underneath a broker is supposed to access the mls. If the agent gets caught allowing someone else access to their account they could have their license suspended or possibly even revoked.

@Richard Pulido  Great idea to use a realtor to help you chase leads. Only problem is that you  likely won't find deals on the mls deep enough to work in a wholesale scenario. 

In California only a broker can pay a salesperson. So if I understand correctly any sort of referral fee would have to be contractual and you'd have to pay the broker who would  first take his cut then pay the sales person.

@Jordan Sizelove You're gonna kill it.  I used that exact same exam practice guide earlier this year and the test was way easier than the practice exams.  Furthermore many of the questions I encountered on the real exam were straight out of the practice exam.  Good luck!

@James Peoples I've had a fair amount of success generating leads via craigslist.  I contact other agents for permission to advertise their listings with the hopes of finding a buyer or lessee.  It definitely gets the phone to ring and I've converted one renter into a buyer.  Also my broker lets me advertise our brokerages listings as well.  

One of my favorite things to do is drive for dollars then mail to the distressed looking homes and pitch them to my investor clients once I make contact with the owners.  I got 2 listing appointments after sending out my first 25 letters this way!

Hi @Kyle Kelley I did everything at home.  Duanegomer.com They sent me a book for ea course then the exams were taken online.  I also purchased the practice exam book through them.  Good luck!

In Ca you have to be a licensed salesperson or broker in order to manage other peoples property.  If somebody in NV wants to manage a clients property in CA they need to be licensed in CA.  Check the states laws you are thinking of managing properties in.  You may not even need a license to do it.  Some states just require experience.

Hi @Craig Richardson I got licensed in July and like you I studied hard and took tons of practice exams.  I found (at least here in CA) the exam to be super easy compared to the practice exams.  In fact many of the questions on the exam I had already encountered on the practice exams which obviously made it easier.  I have heard this from many people.  Not sure what it's like in the great state of Mass.

In CA no response to an offer is the same as rejecting an offer.  My guess is they just haven't updated the mls with the new status, backup, pending, whatever it is.  I agree that you should find a new agent since he obviously isn't keeping track of the properties he's shown you.  I would try and find an investor friendly agent here on BP.
