Can any successful agents suggest a way to get started with email marketing?  I work for a small brokerage so I'm sorta on my own when it comes to marketing.  I'm just getting started and have reserves for a while but I certainly don't have wheelbarrows full of cash to throw at marketing.  I'm not afraid of sweat equity as I've been door knocking and handing out tons of business cards and sending letters to everybody I know but I want to take it to the next level and start sending out a newsletter or something of value to my prospects.  The last thing I want to do is fill peoples inbox with junk.  I know in many cases you get what you pay for but is there a cheap alternative to using a service like aWeber?  Has anyone had any success with mailchimp?  I'm sure I'm over thinking this which probably stems from a lack of experience/confidence when it comes to writing.  Also I would love to automate this as much as possible.  I do plan to use direct mail as I start making more money.

@Donna Hinshaw I highly recommend checking out a FIBI meeting near your house.  I know they have an OC meeting.  They promise never to pitch and all who attend have to abide by the same rules.

@Nick Jones pulling comps takes time.  Most agents are very careful about how they spend their time as well they should be.  If they have done business with you in the past and actually CLOSED deals with you then obviously they would be more accommodating as long as your requests are within reason.  You can use apps like zillow and redfin to pull comps.  Don't trust zillow's zestimates just look at closed sales.  The only issue with these type of sites is that they don't always update in a timely manner or at all on certain listings.  However, I would think you could do the initial screening this way before you contact your agent(s).  The other idea is to give them your specific criteria (if you don't know you need to figure it out) and then have them keep an eye out and set up auto email's to you when listings that fit your criteria hit the market.  If they use listingbook then you can actually adjust your own criteria in the actual mls.

Hi fellow BP agents,

I'm newly licensed and I'm looking to do what every licensee is trying to do.  Find leads!  Without a large marketing budget it's sweat equity for me.  But to keep myself from getting dizzy with analysis I've decided to farm a small geographical area that I'm already very familiar with.   I could narrow it down to a zip code but the 2 zips I'm interested in are 15 sq mi and 9 sq mi.  I'm not afraid to drive and walk a lot but those both seem too large to me.  My question to all of you is what criteria and resources should I be looking at to decide exactly which sq mi or 2 is best for me to start farming in?

@Christine Lovett I used Duane Gomer.  Cheaper than allied with great support.  I passed the exam fairly easily on the first try.  At least price it against allied.  Good luck!
