I would have B sell directly to E for the 22k. Then your buddy pays you the assignment fee of 5.5k.

You will get that money back from the cost of h property Buy house for $90 but put down $3= $87 owed Sell to end buyer for $100 Close Seller gets the $87 from buyer and $3 from you You recover the $3 and $10 from the $13 that is left

Yes I agree the deposit should sit with the title company until close

Open escrow as soon as you have a contract to purchase the property. That way your title company can start looking into title issues, amount owed on mortgage...etc

Bit of an odd question but how do you wholesalers dress when meeting a potential seller for the first time? I assume you don't want to be dressed to well as to appear you are making a killing off them but also not so poorly that you can't come up with the funds to close a deal.
