investors...today i called on a condo i saw advertised in downtown charlotte..it was being sold with a lease option....i was interested in getting in and putting a tenant in, but as always, had my guard up...when i asked about the condo, the seller said "that one is a rent to own"...i replied are you listing many bc you said 'that one'...he said he had a few...i asked if he was the owner, and he said no....i asked if he was an agent, and he hung up on me..obviously he was an investor, from what i can figure, working with sellers who were behind on payments, probably trying to work something out, either with the bank, and/or with the actual owners.....THE POINT IS....he did not disclose any of this to me..in fact, he seemed upset when i pried, and then hung up on me, when he figured out i knew what was going on...this is not a way to do business..please learn from this idiot...TO THE IDIOT, if you're on here, fix your biz before you get in trouble brother..no body will trust people like that, and it gives everyone else a bad name..thanks

install locks on office doors, and give him key for only one room..this will at least minimize risk and damage, should something happen

brandon, what was your original intention when you started this thread? was it bc you truly want to learn real estate and so you are trying to see if it's possible to make great returns? i think bill showed you that is possible..many investors on here do not use their money and bring in tons of profits..how do you quantify that in terms of a percentage?? you bring in 100,000 w/o using any of your money..what percentage return is that??

or, was it to drum up interest in your ideas of 500% returns working with local businesses, bc you did make a point to mention that...just curious.....

brandon..i think you've peaked all of our interests, but you can't just come on here and make those bold statements w/o giving up a little more info...as a youngster myself, i'm very impressed that a 24 year old, such as yourself, has come to such knowledge and success...would you mind sharing a bit...if only to benefit the young guys here?? thanks so much...

steven, if they want more return than just the interest on payments, you could offer a portion of the equity and/or cash flow..this takes money out of your profits however..then again, without them, you may not be able to do a deal at all...better to share profits than flip burgers

qkjones..are you askingmy exit strategy, or trying to clear up if the refinance has closed? this was copy and pasted from my first post on this thread...

The appraisal came in at 120,000. The bank is starting the refinance process, and should be completed within a few weeks.

thus, yes, i am in the process of refinancing...it has not officially closed yet, nor have i paid off the hard money lender...this should all be finished in a matter of weeks..
