hey there i will be new to landlording in a few months and would like to get my single family home ready to rent. what are some things in my house should i focus on repairing or replacing before a tenant moves in? would like to reduce calls from tenants.

Hey @Daniel Estigoy.  Welcome!  I have a checklist of smalls I do when I first get a house to help 'bullet-proof' it.   Inside I flush the water heater, clean bath exhaust and rangehood fans, make sure all risers to sinks are braided stainless hoses (if not copper or solid), I put vinyl under sinks that runs up the back a bit, clean all filters & heaters and snake all sink and tub drains at least quickly with a $3 zip-it.  If you have w/d hook-ups make sure your dryer vent line is clear and you provide the highest quality washer supply hoses. Of course, check all smoke/CO detector batteries.  New long-life ones for sure.

 Outside I make sure my gutters are clean and downspouts/run-off are graded away from the house.  Hope this helps!
