Finally got rid of home warranty company

So finally got rid of this garbage warranty service. Originally had it on an out of State rental when we moved in 2012. As I started reading Bigger Pockets I started to realize how to better manage my in state properties However still have a PM for the TN property. Had some AC issues develop and the MO from the warranty company was to deny repair and refill with freon at my cost plus the service charge. This went in for years until finally the system went down twice in a single season however with the new units(actually replaced both coils but charged me over a grand for freon again. Over the years, the annual fee went from mid 400s to nearly 600 /year It would have been cheaper to never have this warranty and self paid for the two units years ago with much less headache. If your even thinking (or have) a home warranty company, check out AHS Facebook page and read the "visitor posts" and see first hand what kind of service you are really getting.
