Any recommendations on who to contact as far as private investors for assistance on down payments? I need some folks to run my deals by to see if they would be interested. Seems like most of these online services charge you to post request for funding. Any recommendations would greatly be appreciated. Thanks in advance!

Thanks Dion. As far occupancy and vacancy in the area, I don't know yet. I am doing some of my homework in the next couple of days on that and other things. Yes your thoughts does help out a lot. Any others with tips or ideas on this subject?

Thanks Dion. I am supposed to be receiving the current profit-loss today on two properties. One I don't have the current occupancy and the other is 90%.

I will be making my first offer on a couple of properties sometime next week and had a question or two. This will be a master lease offer (LOI). I know I will offer on the current state of the property (NOI and Average Cap rate for the area) but my question is on the lease amount I should offer? I know the lease is not supposed to be over the current monthly NOI but do I offer the current NOI or under that amount that amount to get some kind of return until the other units are rented out? Any help would greatly be appreciated.
