How much do you put back in reserves for your properties on average? I know each situation is different.

Is there any way to start in multi family investing  when you don't have the money to invest? I am not looking for something for nothing but creative ways around this objection. I ask because it would take about 3 lifetimes to build up a significant amount of money to play with. Any suggestions would be welcomed.

Yes. It is a 23 unit complex. The seller's new wife didn't want to be a landlord. I offered to pay taxes, mortgage, insurance and my lease payment for 3 years and then purchase but he wants it sold right away.

It got shot down like a bird. :). Seller looking to sell right away. It has been on the market for about a 1 year now. Offer to do a master lease to purchase in 3yrs but I think that is where I went wrong. Too long of a purchase period. Oh well, on to the next one.
