 At this point it is. Down to three signs out of ten. One competitor had the nerve to pluck my sign out to put his/hers down in the same spot. I know about direct mail and have a list but strapped for cash at this point. If there is some other effective ways to market that is inexpensive I am willing to give it a go. I had two leads with bandit signs for marketing.

First lead was out of my criteria for my buyer but asked around to see if anyone would invest in a town just outside of Okc, Ok. Seller was motivated but just couldn't find a buyer before I had him sign the contract.

Second lead was somewhat in range(as far as the town/city) of what I am looking for but she didn't have any equity(estimated ARV roughly $45k and shed owed $35k) and needed roughly $20k in repairs. I knew that was a no good while on the phone. :)

Off to see what October has to bring.

What ever strategy works best for the investor Scott. You are correct. Wellston is a tricky area. :)

That happened to me this past weekend Don. Had another wholesaler pull up my sign and put his/hers there. Good thing it was just one sign. Still was a little frustrated about that. Oh well.

Thanks David. I know the feeling Scott. I was only able to get 1 out of my 5 back. Someone left the metal stakes in the ground and took my sign though. I went to retrieve them Sunday night but next time I will make sure it is Saturday night to be safe.

This past weekend I put out 5 bandit signs(limited mobility or would be more) :). 1 possible lead. Still digging into if I find someone that invest in a town outside of where I live. Picked up a cash buyer from my signs too. All of this and I forgot to ask where what location did they see the signs. :(. Just an update for someone who is just taking some action.

Thanks Rhett. I may have to tell the seller this is out of my area. I think it will be hard to find someone that does invest in this part of Oklahoma.

I received my first lead from a bandit sign today (first time taking action). The deal is that the home is in Wellston, OK which is east of Okc. It is an unfinished home that the seller wants to sell. I haven't talked to him yet to get more details. Question. Any Oklahoma investors here on BP or not that invest in Wellston?
