This happened earlier this week and right now it is suppose to be on a limited trail basis for specific listings, not across the board yet.

I feel like a 63% open rate is something to celebrate, but I don't do email marketing. I would see what your average open rate is after you've sent 5-10 emails. 

Bill Faeth does lots of email marketing, I would start paying attention to him. The goal is not to be constantly trying to sell to them, just provide them value and get them interested in wanting to come back to the area, new things at your properties, calendar of events for the area, etxc

YOU! You are the best manager for your property. No one else will take care of it or manage it like you. BP offers so many STR resources now, STR boot camp and also their book written by Avery Carl - Short Term Rental, Long Term Wealth that is literally a guide to all things all self management.

Save those extra fees you would pay to a PM and put then back in your pocket.

I would spend the extra money and get the 220. In the long run, it is going to be the nicer tub. Guests will constantly be complaining about the water temp with a 110.

Pricelabs has a really in depth market dash board feature that you can get really granular with. Ultimately though, the best tool you have is free, it's you. The Enemy Method is the best thing you can do to comp houses.

What I have found most helpful is I have a master google doc I use when buying and setting up a property. 

I also constantly update it when getting a new property going.

In my opinion, Airbnb is trying to offer as PMS type functions as they can and be as user friendly as they can so people will ditch the PMS and OTA and only list on Airbnb.
