I’m a PG County native and very familiar with DC as well. Unfortunately, breaking in DC is tough these days but here are a few cities to start in PG: Landover, Capitol Heights, District Heights, Upper Marlboro, and Oxon Hill/Ft Washington. @Agyei Axum Search any of those cities on ZTR (Zillow Trulia Redfin) and you’ll see the hot spots in those areas.

Credit Unions are likely to want to see income, assets, and tax returns. Few HMLs require this information. Credit unions MAY not want to lend on properties that aren't habitable - while HMLs make a living on doing precisely that.
