Beginning with Hard Money Loan in MD...

Good afternoon everyone,

This newbie need some input from the pros who have used Hard Money Loans to flip homes in the state of Maryland. I am currently searching for my first property, but I am finding it a challenge to make it happen within 70% of the ARV(ARV found using the low end of comps). I'm finding great Foreclosures, but making the numbers work is another story. It would be great to hear how other investors made/make Hard Money funding work.
